Elevation and rainfall. At over 1,090 metres, Mount Victoria receives some of the highest annual rainfall in the Blue Mountains, comparable to or exceeding Blackheath’s 1,400-plus millimetres. Drainage specification has to be built for this, which adds material and labour cost relative to a lower-rainfall location.
Frost intensity. Below-zero temperatures and frosts are regular from April through October, more intense here than anywhere else in our service area. This affects construction scheduling and, for some materials, specification, adding time and sometimes cost.
Steep, geotechnically complex terrain. The Mount Victoria townsite sits where the plateau transitions sharply into escarpment slopes, and the Hawkesbury Sandstone here is at its most dramatic, with near-vertical formations in places. On the more extreme blocks, geotechnical assessment and engineering input are more likely to be needed than in almost any other Blue Mountains location, and that’s additional project cost that doesn’t show up in a basic per-metre wall price.
